About
After 15 years in the business, I started McNulty Realty in 2016 to provide a more personal experience for my clients. Often times the real estate process is complicated and it requires the problem-solving skills of your individual Broker. Being able to make customized decisions that are in my client’s best interest is beneficial to them and appealing to me.
My family relocated here from Pennsylvania in 1985 and I’m never leaving because I love it here. I attended Charlotte Latin School and then East Carolina University where I majored in Business Administration with a Concentration in Marketing. I reside in the Southpark area with my three children and lovely wife, Courtney. When I find the time I like to go fishing and cruise around town in my ’78 Bronco.
McNulty Realty is a client focused real estate firm that provides superior service and negotiation skills. We get to know our clients on a personal level, so we fully understand their needs. With over 28 combined years of experience in the Charlotte and Upstate South Carolina Real Estate markets, we have a complete understanding of the nuances of the real estate transaction. We think ahead to anticipate your questions, manage the entire process to ensure a smooth closing and stay in touch after the sale.

Key Areas of Buyer Representation
Lender Pre-Approval
We have preferred lenders who welcome the opportunity to work with you and answer any questions you have. The lender will then go over your financing options, what monthly payments look like and what you can expect for down payment requirements and closing costs.
Choosing a home
For most buyers, choosing a home is an emotional process. We assist you by offering detailed information about each property. From local community information like schools and zoning to home-specific details like condition and amenities, we help you find exactly what you’re looking for.
Making an offer
Once you’ve found the home of your dreams, we will research recent comparable sales of similar homes in the area to help determine a fair selling price. Based on those comparable sales, we will then help you structure an offer and negotiate to get the very best deal possible.
Due Diligence to Closing
During this time we will advise and help you through the due diligence process making sure deadlines are met and inspections are detailed. If needed, repairs can be negotiated and completed before closing. Your closing attorney will ensure that all aspects of the transaction align and the day you get the keys is a great one.
What Our Clients Are Saying
Sellers
We understand the process of selling a home because we have done it hundreds of times. We have sold our own homes as well, so we understand the emotional side of it. By combining accurate pricing analysis, a staging consultation and professional photography we know you will like the way your home is presented.
With demand sky high and availability super low having a trusted Broker on your side is essential for navigating this world of multiple offers, negotiations, property inspections and the closing process. Trust that you will receive expert advice throughout the entire process.
Before you start searching for your next dream home, you’ll need to figure out when you’re going to sell your existing one. While there’s no magic formula for determining the best time to sell a home, there are several factors you should consider. Contact us and we will walk you thru all the options to get the most out of your home sale.
Common Seller Questions
While there are typically less buyers shopping over the fall and winter months, those that are shopping tend to be more serious than at other times of the year. In the Charlotte area demand remains steady throughout the Winter months so it is a great time to be on the market.
Conventional wisdom dictates that spring is the best time to sell a home. In spring, the holidays have past and outdoor spaces tend to look their best. And while spring is the season that sees the largest number of buyers, it’s also the season when inventories are highest. This means lots of competition, so if you’re going to sell in spring, you really need to get your property to stand out with effective marketing and staging.
The number one reason a property stands out is correct pricing. Going high and seeing what will happen is a common mistake seller’s make. Along with accurately pricing the property it needs to look its best first in pictures then in person. We have professional photographers and staging consultants that know exactly what to do. Btw, we pay for those services!
Giving Back
McNulty Realty is honored to give back to the communities where we live and work.
